As a director, Asset Resolution & REO for Enterprise Community Asset Management, Inc., Teresa Johnson oversees our real estate owned (REO) properties, where an Enterprise entity has assumed a general partner interest in order to preserve the affordable housing for residents and protect the interests of our investors. While the size of this portfolio varies, it has been as large as two dozen properties across the country, and Teresa is responsible for establishing policies, overseeing property operations and developing disposition plans for long-term preservation where possible. As part of the Asset Resolution team, Teresa also resolves issues with troubled properties.
Teresa has worked in the multifamily real estate business for 28 years. She joined Enterprise in 1994, as the second employee and loan officer for our multifamily mortgage company. She later worked for a subsidiary of Enterprise and developed a local affordable assisted living facility before joining the Asset Management group in 1999. During her long tenure in Asset Management, Teresa has been largely responsible for handling workouts of troubled properties. Because of her strong background in real estate, she was tasked with compiling lessons from the portfolio as annual feedback to help improve the underwriting process.
Prior to joining Enterprise, Teresa worked as an assistant vice president for ABG Financial Services, Inc. (ABG), where she ran the permanent servicing department, served as the primary liaison between HUD and Fannie Mae and wrote ABG’s application and procedural manual to become one of the first Fannie Mae Delegated Underwriting and Servicing (DUS) lenders in the country.
Teresa holds a Bachelor of Science from James Madison University in Virginia. She has been a teacher in the Project Literacy Programs in Baltimore County, Md. and Howard County, Md.
