Joe Fusco is vice president of credit at Enterprise Community Investment, Inc. He evaluates Low-Income Housing Tax Credit (LIHTC) transactions, assessing risk during bidding prior to Investment Committee submission and through closing. He works with the acquisitions team, addressing credit and underwriting standards during the deal structuring process.
From 2002-2006, Joe was part of Enterprise’s LIHTC syndication group, acquiring, structuring, underwriting and closing transactions in a variety of markets.
In 2006, he joined Fannie Mae’s LIHTC business, where he reviewed potential transactions closing into proprietary funds managed by syndicators such as Enterprise. He also performed syndicator and fund assessments. Joe later transitioned to Fannie Mae’s single family real estate owned (REO) group, where he asset managed single-family rental property portfolios for optimization and disposition. Just prior to rejoining Enterprise, he was a project manager at US Bank CDC, underwriting and closing LIHTC deals for direct investment.
Joe has a professional background in community development and holds a Master of Urban Planning Design and Development from the Levin College of Urban Affairs at Cleveland State University, along with a bachelor’s degree from Syracuse University.
