Enterprise Community Partners (Enterprise) is seeking NYC affordable housing operators interested in expanding and deepening their strategies to tackle rental arrears. Strategies will prioritize interventions that both strengthen operator financial sustainability and help keep residents stably housed. Together, participating operators will have an opportunity to share what’s working, learn strategies from peers, and develop new pathways to test and implement within their portfolios.  

This engagement will entail:

  • A half-day, in-person workshop (tentatively in April 2026) combining overviews of best practices and innovative approaches with a facilitated working session to develop actionable strategies tailored to participating providers.
  • A commitment to take meaningful steps to operationalize strategies developed in the workshop (e.g., updating internal processes, piloting a new approach, or identifying specific areas for improvement).
  • A follow-up regroup approximately three-to-six months later to debrief on progress, identify challenges and share lessons learned.
  • Each participating organization will receive a $1,000 honorarium for its time and commitment to put learnings into action.

Who should apply?

Participating organizations must commit the time of their executive director or other senior leader overseeing housing operations, as well as at least one staff member with responsibility for asset or property management to attend the workshop and quarterback strategy implementation. Third-party property managers may participate in collaboration with leadership from property owners.  

We are seeking organizations with the following characteristics:

  • Owners/operators of at least 150 units of multifamily rental housing in New York City
  • Either for-profit or not-for-profit
  • Commitment to actively participating in the workshop, sharing your experiences, and operationalizing new strategies

While we will do our best to welcome all who apply, Enterprise reserves the right to limit participation based on available resources.

About this opportunity

This is a limited opportunity for approximately 10 NYC housing providers to participate in an actionable workshop. Sessions will largely focus on addressing arrears within affordable housing that does not have robust tenant services embedded.

Enterprise is still shaping the final agenda and will seek to customize content based on the needs, constraints, and priorities of selected organizations based on the responses collected in this submission. Topics may include: building trust with residents; creating an “eviction prevention first” culture within property management; managing your property manager; tips and tricks for successful One Shot Deal applications and other resources; and promising tools and pilots for resolving rent arrears and encouraging on-time rent payment.

While there will be a facilitated discussion and presenters for a portion of the workshop, participants will be expected to actively participate in and contribute to the discussion.
