RiseBoro Community Partnership and Enterprise Community Partners are seeking a small number of mission-aligned affordable housing owners and/or property management entities with NYC portfolios to participate in the next phase of scaling Home 4 Good.
This is a limited opportunity to join the program as a partner for Fall 2025. Interested organizations should complete the brief Expression of Interest form below by August 15, 2025.
About the Program
Home 4 Good is a portfolio-based eviction prevention program that supports housing providers to identify and engage tenants facing rental arrears before an eviction occurs — ultimately saving staff time and legal costs. Participating providers refer tenants to the program, and dedicated Housing Navigators take on the legwork and relationship-building to connect tenants with:
- Short-term rental assistance
- Support to apply for, recertify, or restore longer-term housing subsidies/vouchers
- Benefits and services that support overall housing stability
- In-house Financial Coaching to address underlying drivers of nonpayment and better position tenants to pay rent consistently going forward
This program is designed to serve tenants for whom nonpayment of rent is the primary barrier to housing stability, not those with deep social service needs.
The program uses an outcomes-based financing model — housing provider partners only pay when outcomes are achieved, with no upfront costs or financial risk. Costs average $2,500 per participant, significantly less than the typical cost of eviction. Early results show participating housing providers have seen a more than 2x return on investment, with a total of more than $1 million in arrears recouped and over $300,000 in annual voucher value secured in the first year of operations.
What to Expect as a Participating Housing Provider
Eligible partners must own or manage residential units in New York City and be willing to enroll a minimum of 50 tenants with rental arrears. Nonprofit and mission-oriented organizations are strongly encouraged to apply. Participating housing providers will be expected to:
- Collaborate with program staff to identify and refer eligible tenants, and facilitate tenant outreach
- Provide documentation (e.g., rent ledgers and leases) needed to pursue rental assistance
- Commit to not evict for nonpayment, or initiate a new nonpayment case on, any active tenant participant
- Work in partnership to improve the pilot program by providing feedback and collaborating with program evaluation efforts
- Pay only for outcomes achieved (average cost per tenant: $2,500)

This is a limited opportunity for NYC housing providers to be considered for participation in Home 4 Good. We seek to engage a small number of collaborative partners who are committed to upstream eviction prevention and positioned to begin referring tenants for support starting in Fall 2025.
