Investment Tools

  • Asset Management
    Asset Management oversees a portfolio of more than 106,000 Low-Income Housing Tax Credit (LIHTC)-financed homes – from project construction to the 15-year LIHTC compliance period. Enterprise provides the same high-quality asset management services on a consulting basis.
  • Community Loan Fund
    Enterprise Community Loan Fund, a U.S. Treasury Department-certified Community Development Financial Institution (CDFI), provides access to critical interim financing for affordable housing, child care facilities, charter schools and health care facilities. The fund has loaned $1.91 billion to create or rehabilitate more than 113,332 homes nationwide.
  • Conventional Equity 
    Enterprise’s conventional equity fund has an objective to preserve and improve affordable and workforce housing while providing risk-adjusted returns. Developments to be acquired and rehabilitated are multifamily rental properties of 100+ homes, either originally financed using government subsidies (tax credits, Section 8 etc.) or unsubsidized naturally affordable/workforce properties.
  • Development & Consulting 
    An affordable housing developer, Enterprise Homes has earned an award-winning reputation for thoughtfully planned green communities that deliver exceptional value and quality of life throughout the Mid-Atlantic. From concept to post-occupancy resident support, Enterprise Homes provides essential know-how every step of the way. Enterprise Homes has invested $996 million in development, creating 11,024 affordable and mixed-income homes.
  • Grants
    Enterprise raises funds to support the work of our partners across the country. As resources allow, we offer grants to help strengthen community-based organizations.
  • Housing Credit Investments
    Enterprise is one of the nation’s leading syndicators of Low-Income Housing Tax Credit (LIHTC) equity for affordable housing development. Enterprise helped write the legislation creating the program and continues to strengthen it for greater impact. To date we have invested $13.6 billion in LIHTC equity, creating or preserving more than 156,989 affordable homes across 2,294 developments.
  • Multifamily & Commercial Real Estate
    Bellwether Enterprise Real Estate Capital, LLC, is a national, full-service commercial real estate and multifamily mortgage banking company with an integrated servicing platform. With a loan production volume of over $7 billion and an annual servicing portfolio of $22 billion, Bellwether Enterprise offers a wide range of lending products and services to provide clients with the most competitive, creative solutions for their financing needs. 
  • New Markets Tax Credits
    Enterprise is one of the country’s largest, most innovative recipients of New Markets Tax Credit allocations. To date we have placed $1.01 million in allocations, building 9.4 million square feet of retail, schools, health care facilities and other developments that have jumpstarted growth in underserved communities.
