Temple II North Gratz includes 29 rehabilitated historic townhomes in North Philadelphia. Originally constructed in the 1870s, the buildings were converted to 40 affordable units for families in 1992. The property suffered from years of neglect until 1260 Housing Development Corporation stepped in and assembled public and private partners, including Enterprise, to fund a major renovation and retrofit the buildings with state-of-the-art green features.

Temple II North Gratz meets the Enterprise Green Communities Criteria and is the largest gut rehabilitation project to achieve LEED Platinum certification. Green features include drought-tolerant landscaping, a cool roof system which deflects sunlight, low-E windows and extra insulation, low-VOC paints, low-flow plumbing fixtures, Energy Star light fixtures and owner and resident education for operations and maintenance of green features.
