Enterprise, Fordham Bedford Housing Corporation and Ursuline Sisters Partner on Mixed-Finance HUD 202 Senior Housing Project
Serviam Gardens 1 will create 82 affordable homes for seniors in the Bedford Park neighborhood of the Bronx. In this unique project, the sisters of the Ursuline Bedford Park Convent, a community institution for over 100 years, made their historic building and property available to create much-needed affordable homes specially designed for seniors. The project is New York’s second mixed-finance HUD 202 Senior Housing project, combining over $9 million in 9 percent tax credits from Enterprise, a HUD 202 capital advance, and HOME funding through HPD. Prior to the construction closing, Enterprise’s New York City Acquisition Fund provided a $3.6 million bridge loan. The first mixed-finance HUD 202, Morris Heights, with Morris Heights Health Center and Mount Hope Housing Company, broke ground earlier this year.
