Enterprise asset managers monitor construction and lease-up and perform site visits. We analyze financial performance and monitor LIHTC compliance, helping to preserve value for investors and quality-of-life for residents. Lessons learned through asset management offer expertise that can help developers and owners improve the housing they build and operate.
We recognize potential problems early, when issues are easier to manage and easier to fix. We communicate clearly and often with the general partner to facilitate timely reporting to investors. Most importantly, we respond to needs locally to keep properties operating well. Asset managers participate with local organizations such as SCANPH to address portfolio issues and coordinate training for nonprofit owners. We work closely with our own technical assistance and training team to identify training needs and other opportunities to assist sponsors on property and asset management issues.
In addition to delivering valuable oversight to a growing portfolio of housing investments, Enterprise also works with partners to transfer project ownership to the sponsor when the 15-year compliance period is complete. Enterprise has conducted numerous training sessions and participated in panel discussions on Year 15 at national and regional forums.
