San Francisco

Constructed originally in 1912, the seven-story Hotel Essex is being converted into 84 one-bedroom apartments for homeless individuals with disabilities. The building will also feature 3,000 square feet of street-level commercial space and 5,500 square feet of community facilities.

Los Angeles

JW Apartments consists of two newly constructed apartment buildings with a total of 61 units near downtown Los Angeles. The project is targeted towards low-income families and the property includes a child care center with space for 24 children.

The Plaza Apartments consists of 106 new units of one-bedroom apartments in a nine-story building. The ground floor will contain retail. The remaining floors will house full studios with a full bath and kitchen.

Myers Place, built to meet LEED for Homes standards, will offer 39 affordable apartments for individuals who are formerly homeless and have a physical disability and/or suffer from mental illness. A comprehensive state-funded supportive services program for residents and 3,000 square feet of commercial space will also be provided on site.

The New Holland Apartments building offers 46 affordable apartments, 12 of which are reserved for formerly homeless individuals with special needs. The new apartments are located in a renovated National Registered Historic Building that was abandoned and in disrepair.

The Washington Park YMCA will be redeveloped as a 63-unit, single-room occupancy building with state-of-the-art green features. The redevelopment will help preserve economic diversity and promote environmental consciousness in the Grand Boulevard community.

Seventy-five families in jeopardy of losing their housing to the condo boom kept their rental homes in four buildings through Takoma Park Preservation. Residents also received updated plumbing and electrical systems, refurbished exteriors and all-new kitchens and bathrooms.

Boston

Jamaica Plain Apartments involves the rehabilitation of 18 units of family rental units in four buildings on scattered sites in Boston’s Jamaica Plain neighborhood. The properties needed substantial improvements and the co-op joined with Jamaica Plain Neighborhood Development Corporation (JPNDC), the project sponsor, to rehabilitate the properties. The project qualifies as a Transit-Oriented Development due to its proximity to fixed rail and high frequency bus routes. The buildings include improvements for energy efficiency and incorporate “green” features.

The Levedo Building

The Levedo Building is a 24-unit, new construction, eco-friendly transit-oriented housing development located in the Codman Square neighborhood of Dorchester. Codman Square Neighborhood Development Corporation (CSNDC) is the developer and sponsor. The project serve as an anchor to what will be a vibrant transit-oriented area. A new commuter rail station recently opened within two blocks of the property.

Westland Meadows Apartments is an affordable apartment community for low-income elderly residents of Kalamazoo. It was originally constructed in 1982 and consists of nine two- and three-story residential buildings. The buildings feature 141 one-bedroom and nine two-bedroom apartments and a community building for resident services.

Dinkins Gardens provides homes to families earning less than 60 percent of the area median income and youth aging out of foster care. The property offers 28 studio, 24 one-bedroom and 33 two-bedroom apartments. It also includes a 2,500-square-foot community facility to house a program that teaches local residents skills in the construction trades and building maintenance industries.

Supportive services will be provided to the residents, who will be adults with developmental disabilities in recovery from drug and alcohol issues, the chronically ill, formerly homeless individuals and victims of domestic violence.

Village at the Headwaters, a four-story building, consists of 35 one-bedroom apartments and 21 two-bedroom apartments. The residents are all age 55 and older who live alone or as a couple. Each apartment has a full kitchen and bathroom, a deck, storage space and a front-loading washer and dryer.

The initial proposal called for a single-story drugstore, but area residents instead asked for a taller, denser project to provide housing for low-income residents.
